We currently work for property owners in the Ljubljana, Soca Valley, Bohinj, Bled, Kranjska Gora, Krvavec, Skofja Loka & Piran areas with circa 60 units for rent / under management for short term lettings.

We also recognise the importance of reviews in generating bookings so take real care in generating positive reviews for your property contacting all guests individually after their stay for feedback and then prompting reviews. Likewise we offer the highest standards of service to guests to help maximise repeat visits and referrals.
Owners receive a log on to the owner's area of the Think Slovenia website where they can check the bookings on for their property at their convenience.
We recognise the importance of excellent standards of cleanliness and the impression that professionally laundered and ironed bedding has when arriving at a holiday home. We have a number of cleaning teams around the country, located in and around the main tourist centres. We have been working with some of those teams and private laundries for up to 10 years and are very proud of our record of handling quick turnovers and ensuring excellent standard of cleaning and laundry for our properties.
Prices for cleaning and laundry are fixed on a property by property basis based on capacity, number of bathrooms, size and location of the property etc. Cleaning teams are also responsible for things such as placing welcome packs for guests and checking for signs of damages after guests depart.
We are focused on protecting your property at the same time as keeping costs as low as possible for you and minimising any disturbances to the guest's stay. With this in mind most of our arrivals / departures are using key safes which allows the guest more flexibility on when to arrive and our security deposits are handled via credit card pre-authorisation. In addition, we try and arrange everything we need for guest registration with the tourist authorities in advance of arrival so once guests arrive they can concentrate on enjoying their holidays. Guest support is via telephone in the first instance and in person as required.
Problems with properties can and do arise occasionally and we pride ourselves on dealing with them swiftly and efficiently when they do happen, for example arranging any maintenance required as soon as physically possible and ensuring guests are kept fully in the loop as any problems are resolved. We know that ultimately the success of renting out your property depends on guest satisfaction, so we take any problems during tenancies very seriously.
We have the ability to solve virtually any problems when it comes to the maintenance of your property - from one off problems with machine breakdowns to regular servicing of boilers, fuel deliveries, keeping lawns neatly trimmed or clearance of snow in the Winter months. We also recommend owners living abroad that we fix a schedule of inspection visits off-season, particularly in Winter, to ensure that heating systems are functioning, that there have been no water leaks, to air the property, water plants etc. We also offer post management services where post is picked up or forwarded to our address and then checked for you, scanned and explained, with instructions on any actions that need to be taken.
As a property renter in Slovenia you will need to pay tax on the rental income and also monthly tourist tax based on the number of guests who have visited each month. We offer a service to help you manage this process designed to take the hassle and bureaucracy out of the process for you. The service is available for most types of rental registration.

Property rental and management is a broad field and what we do in this area is covered by our real estate agency license. We are not a tourist agency which means we cannot market your property as part of a package (e.g. flights, car hire & accommodation package). This does not mean we cannot work with agencies who can market your property as part of a package and we have relationships with tourist agencies in Slovenia and elsewhere who do this – if appropriate for your property.
