The Think Slovenia site

Our website is home to circa 200 properties for sale which have been individually selected for their appeal to purchasers of Slovenian holiday homes and investment properties. Many of our properties are reduced price bargains and are available commission free to the buyer. For most of the properties on our site we have direct relationships with the sellers, the remainder are co-marketed in partnership with our Slovenia-wide network of partner agents.

Free bespoke property search

For many clients we not only show properties from our site but also offer a bespoke property search service where we search the market to find the best of what is available for your criteria, helping you to access circa 25,000 properties on the Slovenian market whether they be private sales, through our Slovenia-wide network of partner agents or indeed through another agent, who we have not worked with before. Bespoke search uncovers properties which you may not find independently, plus saves you lots of time and effort finding the right properties / setting up viewings. It is particularly useful for people looking in sought after areas or with specific needs – including land plots or development opportunities and gives you the peace of mind that you have had access to the widest range of the current properties in Slovenia that fit your criteria. In some cases we offer the possibility for you to appoint us as your exclusive buyer's agent in return for a reduced agency commission. Viewing with Think Slovenia

We can arrange individual viewings of properties from our site but also put together comprehensive viewing programmes combining the relevant properties from our site and your bespoke search. Typically our property viewing programmes comprise circa 10 viewings in 1-2 days. We also appreciate the challenges of viewing property when you are on a tight schedule / with limited time in Slovenia so we arrange viewing schedules designed to maximise your time in Slovenia and minimise wasted time on viewing - with sensible itineraries, minimal waiting around and properties which have been carefully filtered against your criteria.

Although surveys are not commonly undertaken in Slovenia, we recognise the particular relevance of surveying for non resident buyers who need extra peace of mind with their purchase and who may be used to surveying prior to purchase in the country of origin. We have a network of structural and quantity surveyors / architects / tried and tested building contractors and depending on the specific property and your requirements we can arrange to the right kind surveys and expert reports prior to purchase to answer all your questions.

Financing your purchase

It is not easy for non Slovenian residents to obtain financing within Slovenia for their property purchase - even more so if they are non EU residents. Likewise Slovenian companies without a trading history will not obtain financing easily within Slovenia. This said there are banks which consider such applications and we are able to make introductions on request.

Company set up

For buyers from outside of the EU / OECD who are not able to purchase real estate in Slovenia directly as individuals we are able to assist with all aspects of opening a company in Slovenia, as a vehicle for your property purchase. We are able to assist with the process of opening a company setting up appointments with notary / bank and other relevant parties, meaning a straightforward, stress free experience for you.

Hand-holding through the purchase process

If you decide to purchase a property we will not leave you in the hands of third party agents or vendors, but will be with you right through the buying process – helping you negotiate the best price, liaising with agents / vendors on your behalf, arranging for and advising on drafting and translation of contracts and putting you in touch with other professionals such as lawyers and surveyors as necessary until the keys are in your hands. Once the purchase price is paid we can assist with Land Registry inscriptions of your ownership and possession rights. We have native / fluent English, Slovene, Croatian, Russian & Italian speakers in our office to help ensure our buyers feel well looked after. Contract translation

Contracts must be translated to a language which the buyer understands and our team of native Slovenian and English speakers have experience of translating over 100 property contracts into English. For buyers needing court certified translations of contracts, which means that the contract is signed in both languages, we are able to arrange a certification service.

Purchase consultancy

For purchasers of properties not sourced via Think Slovenia, we can offer assistance through the purchase process on a consultancy basis. This may take the form of advice on best real estate practice and processes in Slovenia, property contract checking or translation, arranging independent legal or planning opinions / advice or assistance in obtaining key documentation such as tax and EMSO numbers.

Agency commission

Our general agency fee to buyer / seller is the same as the vast majority of Slovenian agents at 2% plus VAT to the buyer and the same to the seller. For properties on our site marked as "Commission free to the buyer" there is no other agency fee payable by the buyer.

Approximate costs on a sale of 150,000 EUR for the buyer
Notary / contract costs 200 EUR
Land registry inscription and court tax 160 EUR
Contract translation if required 200 EUR
2 % + VAT agency commission 3,660 EUR

There may be additional fees payable for specific services relating to / depending on specific buyer requirements and individual properties. Any additional fees or variation from the general agency fee above will always be advised clearly in advance so that buyers may choose how to proceed. Contract translation is charged additionally to the agency fee. Buyers will also usually need to pay a share of costs of drafting contracts by a lawyer / notary and for inscribing their property into the Land registry. Usually sundry additional purchase fees on top of the agency commission total circa 500 EUR, but vary from property to property.

Money-saving assistance with fitting and furnishing

We offer a wide range of assistance with fit-out and furnishing properties. From complete fit outs of new properties for tourist or long term rental to IKEA or equivalent orders and installs, to assistance sourcing suppliers for individual furnishing pieces or restorations. We work directly with clients, where necessary calling out our tried and tested network of interior specialists, furniture suppliers, installers and restorers. A comprehensive rental service

Whether you are looking to rent your property in Slovenia long term or for tourism we are here to help. With over around 100 properties in our rental portfolio we have broad experience in most of the key locations around Slovenia for a wide range of property and rental types. We offer a set-up service for clients wishing to rent out their property to get you registered correctly where necessary and help you understand the requirements. 360° property management service

In the key tourist areas around Slovenia (including Ljubljana, Bled, Bohinj, Kranjska Gora, Bovec and the Adriatic coast), we offer a property management service for long term rental, tourist rental and general property management / maintenance. Long term rental management is relatively straightforward and mainly consists of dealing with maintenance or property related issues ad hoc as they arrive. Tourist rental management is more complex and involves key holding, guest welcome, guest registration, cleaning and laundry, tourist / income tax management, security deposits.
