We can assist with every aspect of buying and owning property in Slovenia, with great service from the planning stage through to search, viewing, negotiation, acquisition, furnishing, renovation, lettings, management and sales. We are mainly focused on helping buyers of Slovenian holiday homes and investment properties, in particular those who are not resident in Slovenia. The Think Slovenia site

Our website is home to circa 100 properties for sale which have been individually selected for their appeal to purchasers of Slovenian holiday homes and investment properties. Many of our properties are reduced price bargains and are available commission free to the buyer. For most of the properties on our site we have direct relationships with the sellers, the remainder are co-marketed in partnership with our Slovenia-wide network of partner agents.

Pre-purchase appraisal: if you have found a property in Slovenia which you are considering buying, either independently or through our search and viewing service, we offer a comprehensive pre-purchase appraisal service to give you the key information and peace of mind you need to be able to make an offer, including obtaining and reviewing key documents, arranging a property survey by an architect or surveyor, helping assess development and rental potential of the real estate, discussion of possible sales structures and timelines and providing local price data to help you decide on a possible offer amount.

Purchase process services: if you are in the process of purchasing real estate in Slovenia we offer a number of individual services which may be of use during the process. These include obtaining tax and EMSO (I.D.) numbers, management of the handover on behalf of the buyer if you cannot be present, translation of contracts, changes of utility connections, obtaining insurance quotations and also consultancy on indivdual aspects of the sales process where appropriate. 

Viewing with Think Slovenia

We can arrange individual viewings of properties from our site but also put together comprehensive viewing programmes combining the relevant properties from our site and your bespoke search. Typically our property viewing programmes comprise circa 10 viewings in 1-2 days. We also appreciate the challenges of viewing property when you are on a tight schedule / with limited time in Slovenia so we arrange viewing schedules designed to maximise your time in Slovenia and minimise wasted time on viewing - with sensible itineraries, minimal waiting around and properties which have been carefully filtered against your criteria.

Although surveys are not always undertaken in Slovenia, we recognise the particular relevance of surveying for non resident buyers who need extra peace of mind with their purchase. We have a longstanding relationship with an independent architectural practice who conduct pre purchase inspections and reports for our clients looking at overall condition and renovation requirements, development potential, legality in terms of building regulations, access and many other aspects. We also have a network of land surveyors, structural and quantity surveyors and tried and tested building contractors to provide additional support at the pre purchase stage depending on the specific property and your requirements. 

Financing your purchase

It is not easy for non Slovenian residents to obtain financing within Slovenia for their property purchase - even more so if they are non EU residents. Likewise Slovenian companies without trading history will not obtain financing easily within Slovenia. At present there are no banks which we are aware of actively offering financing to non residents or residents without Slovenian income. If you know otherwise, we would be very happy to hear from you.

Company set up

For buyers from outside of the EU / OECD who are not able to purchase real estate in Slovenia directly as individuals we are able to assist with facilitation of opening a company in Slovenia, as a vehicle for your property purchase.

Hand-holding through the purchase process

If you decide to purchase a property from our website we will be with you right through the buying process - helping you negotiate the best price, obtaining sales documentation, arranging for and advising on drafting and translation of contracts and putting you in touch with other professionals such as lawyers and surveyors as necessary, arranging land registry inscription and handover - basically management of the complete purchase process until the keys are in your hands. We have native / fluent English, Slovene, Croatian, Russian & Italian speakers in our office to help ensure our buyers feel well looked after. Contract translation

Contracts must be translated to a language which the buyer understands and our team of native Slovenian and English speakers have experience of translating over 200 property contracts into English. For buyers needing court certified translations of contracts, which means that the contract is signed in both languages, we are able to arrange a certification service.

Purchase consultancy

For purchasers of properties not sourced via ThinkSlovenia, we can offer assistance through the purchase process on a consultancy basis with a range of useful packages and services available. This may take the form of advice on best real estate practice and processes in Slovenia, property contract checking or translation, arranging independent legal or planning opinions / advice or assistance in obtaining key documentation such as tax and EMSO numbers. Agency commission

Our general agency commission structure is the same as most Slovenian agents at 3.75% plus VAT of the sales price commission charged to the seller and no agency commission to the buyer. In most cases the seller requests, as a condition of sale, that the buyer pays a contribution to sales costs totalling 2% of the sales price usually in the form of the property sales tax (DPN). Exceptions to these general arrangements are flagged up on a property by property basis.

Other fees

Approximate costs on a sale of 250,000 EUR for the buyer
Notary / contract costs 400 EUR
Land registry inscription and court tax 160 EUR
Contract translation if required 200 EUR
2 % contribution to seller’s sales costs (DPN) 5,000 EUR

In addition to the 2% share of sales costs mentioned above, there are other costs in relation to the sale for the buyer, namely share of drafting sales contract either by a lawyer or notary, Land Registry inscription, plus, if required, survey and contract translation. Possible other costs during the sales process which may apply to the buyer include cost of money storage by lawyer or notary and cost of inscription of pre-purchase Land Registry annotations. Usually these additional purchase related costs total 500-1000 EUR, but this may vary from property to property and depend on the buyer’s individual requirements.

Money-saving assistance with fitting and furnishing

We offer a wide range of assistance with fit-out and furnishing properties. From complete fit outs of new properties for tourist or long term rental to IKEA or equivalent orders and installs, to assistance sourcing suppliers for individual furnishing pieces or restorations. We work directly with clients, where necessary calling out our tried and tested network of interior specialists, furniture suppliers, installers and restorers. A comprehensive rental service

Whether you are looking to rent your property in Slovenia long term or for tourism we are here to help. With over around 50 properties in our rental portfolio we have plenty of experience in most of the key locations around Slovenia for a wide range of property and rental types and professional photography / presentation of holiday rental properties. We offer a set-up service for clients wishing to rent out their property to get you registered correctly where necessary and help you understand the requirements. Our website performs highly on Google and offers complete booking system for tourist rentals integrated with the key rental platforms such as Booking.com, AirBNB, Vrbo and TripAdvisor, plus a number of boutique Slovenia specialists and agencies - giving your property a maximum exposure.

360° property management service

In the key tourist areas around Slovenia (including Ljubljana, Bled, Bohinj, Kranjska Gora, Bovec and the Adriatic coast), we offer a property management service for long term rental, tourist rental and general property management / maintenance. Long term rental management is relatively straightforward and mainly consists of dealing with maintenance or property related issues ad hoc as they arise. Tourist rental management is more complex and involves key holding, guest welcome, guest registration, cleaning and laundry, tourist / income tax management, security deposits. General property management / maintenance can involve snow clearance, garden maintenance, pre and post season maintenance visits, ad hoc property checking / airing, arrangement of device servicing, post management and ad hoc repairs / maintenance tasks as required.
