INTRODUCTION

Kot House is located in a quiet, central area of Bovec in walking distance to all the resort's amenities. Recently renovated and finished to a very high standard this comfortable, spacious holiday home offers ample living space downstairs with access onto private terrace / garden and three double bedrooms and bathroom upstairs with large balcony overlooking surrounding houses to the Julian Alps beyond. In addition the house has Wifi, Internet TV a small garden and parking area.

LOCATION

Located in the quiet Kot area of Bovec, Kot House offers high quality, comfortable, spacious & modern accommodation with easy access by foot to all the amenities of central Bovec (bars / restaurants / shops / adventure - activity providers etc) and a few minutes’ from the stunning River Soča, considered to be one of the most beautiful parts of Slovenia. The Soča river offers the opportunity for fishingkayaking, white water rafting, or just relaxing on the banks. The surrounding mountains are in general fantastic for walking; they also offer scope for great mountain biking, canyoning, paragliding as well as skiing. The ski resort Kanin on the Italian border is one of Slovenia’s best with good lift infrastructure and snow record. A second ski area Sella Nevea (Italy) adjoins Kanin and offers good beginner - intermediate level skiing; the one ski pass covers both sides of the mountain. It is a 10 minute drive from the house to the Gondola, which is also open in the Summer giving easy access to breathtaking high altitude walking and mountain biking. There is a wonderful lake just 20 minutes from Bovec over the Predel pass into Italy – called Raibl Lake; it is a stunningly beautiful and wild lake between the Kanin and Montaz massifs in the "forgotten" valley which runs from Tarvisio to Sella Nevea.

Kot House offers a comfortable 3 bedroom holiday home for up to 6 people. The ground floor area consists of a small entry area, separate toilet, modern kitchen, dining room seating 6, comfortable living room with fireplace and large flatscreen TV. Large french doors in the kitchen and dining room lead out onto the garden with paved area, sunloungers and mountain views. Steps take you up to the upper level with its three double bedrooms and large family bathroom with plunge. Access to the upper balcony is provided via french doors on the upper landing area and via one of the double bedrooms. The property has Wifi and internet TV.
